A Clear Plan From Preparation to Closing
Selling a home involves many decisions, deadlines, and moving parts. Our Seller Road Map gives you a clear, step-by-step plan—from preparing and pricing your property to marketing, negotiating offers, and closing. Keith & Sheila will guide you through every stage while protecting your interests and keeping you informed.
Your 11-Step Home Selling Road Map
1. Schedule Your Seller Consultation
We begin by discussing your goals, preferred timeline, concerns, and plans after the sale. This allows us to build a selling strategy around your specific needs—not a one-size-fits-all approach.
2. Evaluate Your Property and Local Market
Keith and Sheila will walk through the property, identify its strongest selling features, and point out items that may affect buyer interest, inspections, or value. We will also review recent sales, competing listings, neighborhood trends, and current market conditions.
3. Prepare the Home for Market
We will provide practical recommendations for repairs, cleaning, decluttering, staging, curb appeal, and presentation. Our goal is to help your home make a strong first impression without encouraging unnecessary improvements or expenses.
4. Set the Pricing Strategy
We will recommend a competitive price based on the property’s condition, recent comparable sales, active competition, buyer demand, and current market trends. The goal is to attract serious buyers while protecting your equity and avoiding the risks of overpricing.
5. Launch Professional Marketing
Your home will be presented with professional photography and a customized marketing plan. Depending on the property, this may include video, drone photography, floor plans, online promotion, social media, print marketing, open houses, and exposure through the Multiple Listing Service.
6. Manage Showings and Buyer Feedback
We will coordinate showing activity, communicate scheduling details, and monitor buyer and agent feedback. You will receive regular updates so we can evaluate market response and make informed adjustments when needed.
7. Review and Negotiate Offers
We will coordinate showing activity, communicate scheduling details, and monitor buyer and agent feedback. You will receive regular updates so we can evaluate market response and make informed adjustments when needed.
8. Navigate the Option Period and Inspections
After the contract is signed, the buyer may complete inspections and request repairs, credits, or other concessions during the option period. Keith’s experience as a former Texas Professional Home Inspector helps us evaluate these requests and negotiate from an informed position.
9. Complete Appraisal, Title, and Loan Approval
The lender, title company, buyer, and both real estate teams will work through appraisal, title review, financing, and other contract requirements. We will monitor every deadline, communicate updates, and help address issues before they delay closing.
10. Prepare for the Final Walkthrough
Before closing, complete any agreed repairs, remove personal belongings, clean the property, and leave all included fixtures and items in place. The buyer will typically conduct a final walkthrough to confirm the home’s condition and verify that negotiated repairs have been completed.
11. Closing Day and Seller Reminders
- Bring a valid government-issued photo ID.
- Verify all wiring instructions directly with the title company using a trusted phone number.
- Keep utilities active through closing and the agreed possession date.
- Bring all house keys, mailbox keys, garage remotes, gate remotes, and access codes.
- Leave appliance manuals, warranties, repair receipts, and other useful property information for the buyer.
- Remove all personal belongings and trash unless otherwise agreed in writing.
- Do not cancel homeowners insurance until the sale has funded and possession has transferred.
- Submit a mail-forwarding request and update your address with important accounts.
- Remember that signing does not complete the sale; closing is complete after the transaction funds.
